Adecco is actively seeking an Assistant Property Manager - Commercial to join our client’s team based in Calgary, AB. This is a full-time role offering a competitive salary of $70,000 - $85,000 per annum. Responsibilities:  
Tenant Relationship Management

  • Assist in establishing and maintaining world-class tenant relations.

  • Develop ongoing relationships with tenants to understand their needs, concerns, and contribute to resolutions.

  • In collaboration with operational teams, conduct property inspections to identify maintenance or safety concerns that could negatively impact the tenant experience.

  • Maintain and update the tenant manual quarterly, ensuring policies and procedures are effectively enforced.

  • Maintain vacant suites to a high standard and support the leasing team as required.

  • Prepare tenant memos as needed.

  • Other duties as assigned.

Property Administration

  • Support the Property Administration team to ensure accurate and timely tenant documentation, billings, and receivables collection.

  • Assist in the timely distribution of annual pre-bill and year-end billings.

  • Review and provide 1st approval for lease-related payments (work orders, cheque requisitions, tenant incentive/leasehold improvement allowances, broker commissions).

  • Assist with ESG initiatives, including BOMA Best and LEED certification.

Reporting

  • Assist in the preparation and forecasting of multi-year budgets.

  • Coordinate the preparation of monthly property reports.

  • Manage and forecast admin budget/non-recoverable expenses and conduct monthly variance reporting on operating accounts.

Requirements:  

  • Legal eligibility to work and reside in Canada.

  • Post-secondary education completed.

  • Industry designation (RPA, FMA) completed or in progress.

  • A minimum of 2 years of experience in office and retail property management.

  • Highly skilled in Microsoft Office, Excel, and Canva.

  • Strong multi-tasking abilities in a fast-paced environment with competing deadlines.

  • Proven ability to work effectively in a dynamic and high-pressure environment.

  • Self-motivated, with a strong work ethic and a high level of attention to accuracy and detail.

  • Excellent interpersonal, verbal, and written communication, problem-solving, presentation, negotiation, and conflict resolution skills.

  • Flexible attitude and adaptability to various tasks within a small working group.
