Adecco is actively seeking an Assistant Property Manager - Commercial to join our client’s team based in Calgary, AB. This is a full-time role offering a competitive salary of $70,000 - $85,000 per annum. Responsibilities:
Tenant Relationship Management
Assist in establishing and maintaining world-class tenant relations.
Develop ongoing relationships with tenants to understand their needs, concerns, and contribute to resolutions.
In collaboration with operational teams, conduct property inspections to identify maintenance or safety concerns that could negatively impact the tenant experience.
Maintain and update the tenant manual quarterly, ensuring policies and procedures are effectively enforced.
Maintain vacant suites to a high standard and support the leasing team as required.
Prepare tenant memos as needed.
Other duties as assigned.
Property Administration
Support the Property Administration team to ensure accurate and timely tenant documentation, billings, and receivables collection.
Assist in the timely distribution of annual pre-bill and year-end billings.
Review and provide 1st approval for lease-related payments (work orders, cheque requisitions, tenant incentive/leasehold improvement allowances, broker commissions).
Assist with ESG initiatives, including BOMA Best and LEED certification.
Reporting
Assist in the preparation and forecasting of multi-year budgets.
Coordinate the preparation of monthly property reports.
Manage and forecast admin budget/non-recoverable expenses and conduct monthly variance reporting on operating accounts.
Requirements:
Legal eligibility to work and reside in Canada.
Post-secondary education completed.
Industry designation (RPA, FMA) completed or in progress.
A minimum of 2 years of experience in office and retail property management.
Highly skilled in Microsoft Office, Excel, and Canva.
Strong multi-tasking abilities in a fast-paced environment with competing deadlines.
Proven ability to work effectively in a dynamic and high-pressure environment.
Self-motivated, with a strong work ethic and a high level of attention to accuracy and detail.
Excellent interpersonal, verbal, and written communication, problem-solving, presentation, negotiation, and conflict resolution skills.
Flexible attitude and adaptability to various tasks within a small working group.
